Ideally, clients come to us with buildable plans in hand. If you already have architectural drawings prepared, we will review them together and begin discussing scope, materials, and feasibility.

If you do not yet have plans, that is no problem. We work closely with a trusted network of architects and draftsmen who specialize in custom homes. We can connect you with the right design partner to bring your vision to life.

At this stage, we focus on:

Land & Site Preparation

Before construction can move forward, land must be secured.

In most cases, the land will serve as collateral for your construction loan. We recommend having property purchased prior to engaging in serious build planning conversations.

If you are still searching for land, we are happy to offer general guidance on what to consider when selecting a homesite — especially when building in rural Southwest Missouri.

Site feasibility, utilities, and access all play a role in overall project cost and timeline.

Financing and budget alignment

A construction loan is typically required for custom home projects.

We strongly encourage clients to obtain a pre-approval before detailed budgeting conversations. Having clarity on financing allows us to provide accurate guidance and avoid unnecessary design revisions.

If you do not yet have a lender, we have established relationships with financial institutions that specialize in construction lending and understand the unique nature of custom home builds.
